Your duties
What the law expects of your fire doors
Fire doors are part of the fire safety measures the responsible person for a building must look after. This is general information, not legal advice.
Keep fire doors in good repair
All premises
The Regulatory Reform (Fire Safety) Order 2005 requires fire safety facilities, equipment and devices to be subject to a suitable system of maintenance and kept in efficient working order and good repair. That includes fire doors.
Check them regularly
Commercial premises
There is no single fixed inspection interval for commercial buildings. Fire doors are among the most used items in a building, so heavily used doors are at greater risk of damage and need checking more often.
Blocks of flats over 11 metres
Not commercial
Since 23 January 2023 the Fire Safety (England) Regulations 2022 require communal fire doors to be checked at least every 3 months and flat entrance doors at least every 12 months. These fixed intervals do not apply to commercial buildings.
Use approved parts
Repairs
Replacement hardware should be approved in conjunction with the door manufacturer or, in the absence of test data, meet BS 8214.
Keep a record
Ongoing
A record of each inspection and the remedial work that followed helps show your fire doors are being maintained.

Fire door services
Fire door services for commercial buildings
Aran Fire Protection supplies, installs, inspects and maintains fire doors at commercial properties nationwide. New doors are installed in line with the manufacturer's test data and installation specifications, and existing doors are maintained to recognised performance standards.
Alongside fire doors, Aran carries out fire stopping surveys, so the gaps and penetrations around your doors and walls are dealt with as well.

Installation and maintenance
A fire door is a tested assembly, so how it is fitted and repaired matters as much as the door itself.
Fire door installation
Fire doors are installed in line with the manufacturer's test data and installation specifications. The manufacturer's fire door test evidence is submitted as part of the operation and maintenance manual, and each installation is completed and secured within a day so apertures are not left open overnight.
Fire door maintenance
Maintenance can include adjusting door gaps to approved tolerances, replacing hardware with parts approved in conjunction with the door manufacturer (or to BS 8214 where there is no test data), and making sure frame to wall gaps are fire stopped correctly.
Inspections and fire stopping surveys
Regular inspection finds damage and wear before it stops a door doing its job.
Periodic fire door inspections
Periodic door inspections are recorded on a digital system, so you can view full condition reports and monitor and action ongoing maintenance requirements.
Fire stopping surveys
Using the building's existing fire strategy drawings, digital live pins are dropped onto the floor plan to show exactly where fire stopping works are required, with a full audit trail of the works carried out.
Fire doors are one part of your building's passive fire protection. Gaps around frames and service penetrations need sealing too. More about fire stopping
Fire safety services
Fire doors as part of your wider fire safety
Fire doors work alongside the other fire safety measures in your building: the assessment that decides what is needed, the fire stopping that seals the gaps, and the alarm that tells people to leave.
BDi Advance provides fire alarm systems and ongoing maintenance for fire and security systems, so fire doors can be planned alongside the rest of your fire safety.
Fire risk assessments
Where fire doors fit in
A fire risk assessment looks at how your building is protected and evacuated in a fire, including the fire doors on escape routes. Arranged through our sister company, Pyro Fire.
Fire stopping
Sealing the gaps
Fire stopping seals gaps and service penetrations in fire-resisting walls and floors, including the gap between a door frame and the wall.
Fire alarms
Detection and warning
A fire alarm system detects a fire and warns people to leave, while fire doors protect the routes they use to get out.
Fire door checks
What a fire door inspection looks at
Fire doors are among the most used items in a building, so they are at greater risk of damage than most fire safety measures.
These are the four areas an inspection and maintenance visit concentrates on.
Door gaps
The gaps around the door leaf are checked against approved tolerances and adjusted where needed.
Why it matters: gaps outside tolerance can let fire and smoke past a closed door.
Hardware
Hinges, self-closing devices and other hardware are checked, and replaced with parts approved in conjunction with the door manufacturer or, without test data, to BS 8214.
Why it matters: a door that does not close itself fully cannot hold back fire.
Frame to wall
The gap between the door frame and the surrounding wall is checked to make sure it is fire stopped correctly.
Why it matters: an unsealed frame gap can let fire bypass an otherwise sound door.
Condition reports
Findings are recorded on a digital system, so you can view full condition reports and action ongoing maintenance.
Why it matters: a record of inspections and repairs helps show your doors are being maintained.
